The Role of Photography in EPC and Retrofit Surveys


When we undertake either EPC or retrofit surveys, you’ll often see us taking numerous photos of various items in the property. This meticulous documentation is not just for record-keeping; it’s an essential part of our quality assurance process. We regularly undergo quality assurance audits as part of our membership with Elmhurst Energy, a leading energy assessment accreditation body.


In simple terms, these photos provide evidence that what we report is actually present in the property. This helps prevent the production of false certificates, ensures accuracy, and maintains a high standard of service.


The Importance of Accurate EPCs

EPCs are legal certificates, making their accuracy crucial. They play a significant role in house sales and rentals and can impact mortgage applications. Given this importance, every EPC assessor must be part of an auditing body. At Silver Arch Property Solutions, we are proud members of Elmhurst Energy, which regularly audits our surveys either randomly or through 'smart rules.'


How Smart Rules Ensure Compliance

A 'smart rule' is a series of criteria that, when met, trigger an audit. For example, if a property recently had a low EPC rating but then produced a higher rating soon after, it might flag for an audit. This system helps ensure that any significant changes in property ratings are thoroughly checked for accuracy and compliance.


A Recent Audit: A Case Study

Recently, our director Simon underwent an audit for an EPC survey he conducted in Newbridge. The property in question had a significant rise in its EPC rating after having a low rating in late 2023. This particular property had an initial rating below an E, making it illegal to rent out. We provided a consultation service to the landlord, advising on measures to improve the property's rating to a minimum E or above.


Following our consultation, the landlord implemented the recommended measures. We then conducted a new EPC survey, resulting in a new certificate with an improved rating. During the audit, we submitted all our photographic evidence, which was date and time-stamped and included our logo. Additionally, we provided notes taken on-site, a professional floorplan, and all calculations input into the industry-standard EPC calculation software. This comprehensive documentation proved we conducted the survey accurately and thoroughly.


Passing the Audit with Flying Colours

We recently received the outcome of the audit, and we’re pleased to report that we passed with no issues. Elmhurst found the EPC to be entirely accurate, allowing the landlords to legally rent out their premises.
