What is an Energy Performance Certificate (EPC) and why do you need one?

For many of us, the only time we've come across an energy performance certificate (EPC) is when we've bought a new electrical item from a local retailer or online. They typically come as a sticker or in an information leaflet showing you the rating for that product from A to G, with A being the most efficient.



However, what many of us may not realise is that EPCs are also a requirement for all domestic (and commercial) properties when they become available to rent or buy. In addition, you also don't need to be selling or renting your property to obtain an EPC, you can request one at any time which is a useful way of seeing what rating your property is, if its energy rating has changed since the last EPC and to identify recommendations on how to improve the energy rating of your property.


EPCs are valid for 10 years, and it is entirely possible your property already has one for when you come to sell or rent out your property, however it is recommended a new one is produced to ensure the rating is reflective of the current property. This may be due to you carrying out works or installations at the property, such as cavity wall insultation or solar panels, that will affect its rating. Similarly, if you want to see how your property is performing for its energy rating, you can organise an EPC at any time you wish.


It is also not widely known that by 31 December 2025, it is being proposed by the government that all domestic properties being sold or for rent are required to achieve a C rating or above and it is advisable to make your property as energy efficient as possible before then. Additionally, it is proposed all existing lets should be minimum rating C by 31 December 2028. These proposals are currently being debated by Parliament.


When you consider the UK average property is a D rating, many property owners will be required to undertake measures to improve the rating of their property.


You can see if your property has a valid EPC by visiting www.gov.uk/find-energy-certificate and typing in your postcode and selecting your address. Properties that have an EPC that is either expired or is several years old are also advised to obtain a new certificate. You should also ensure the inspector carrying out the visit is fully accredited and therefore able to produce an EPC for you.
